Five Tips To Sell Your Home in the Northern Chicago Suburbs
If you're thinking of selling your house, there are some important repairs you should consider doing to get the maximum value out of your home. If you don't want to do the repairs or need to seek your house quickly, consider calling the We Buy Ugly Houses folks.
Below are five of the most important repairs you can do to your home to improve the value for sale and reduce the days on the market before the transaction closed.
1. Fix Your Floors
-Replace worn out carpets or hardwood flooring. This is one of the top things that makes a home look tired and in need of a refresh. Also, one of the first things a buyer will fix during rehab are the floors, especially worn-out carpeting. Why not get it done, and reap the rewards yourself?
-Choose neutral colors. I'm sure that green shag carpet leftover from 1975 made a statement then. It makes a statement now too. Just not the one you want when selling a house.
2. Fix Leaks & Water Stains
-The last thing a new home buyer wants to deal with is a leaky roof. If this is an issue, there will be water stains and other damage. Calling in a plumber or roofer, depending on where the issue is, is the way to go. They are insured professionals for a reason.
-Once the underlying issue is fixed, replacing some drywall and a bit of paint is quite cheap.
3. Fix Pet Damage
-We love our pets, but sometimes they are less than careful. If you have cats with claws, make sure there is no cat smell when its time to show the house. Also, cats with claws like to scratch in places they shouldn't. Dogs love to dig in yards. Make sure these areas are addressed before you start showing the house.
4. Fix Your Grout
-Does your shower's grout look like a bad movie scene? Have it touched up before you go to sell your house in the Northern Chicago suburbs. Seriously, NOBODY wants to see your moldy shower.
The same goes for any tile floors. Do replace any broken or chipped tiles while you're at it.
5. Refresh Your Kitchen
-Stainless Steel appliances from Sears. This is a hack I learned from a guy with a bunch of rental properties. They are durable, have a warranty, and also come with cheap delivery and installation options.
-Countertops are also a solid upgrade. So is painting or refreshing the cabinets.
-Skip a full kitchen renovation. It's tempting, but you won't get your money back in most cases. So, focus on the appliances, countertops, and painting the cabinets.
