1. Offer To Cover Closing Costs
-One of the cool things about real estate is you can get creative with offers and counteroffers. There is no real standard contract. Throw in a grill....throw in a boat. Throw in your Kirby Puckett rookie card. It's all possible. If you have a decent offer from a decent buyer, and you're not too far apart, offer to cover closing costs. 2. Do A Quick Interior Rehab

-Replace worn-out carpet & chipped tiles. Some of the first things a new owner or rehabbed will do is fix any broken or chipped tiles, redo the grout, and put in fresh carpeting. Doing this for them will raise the price of the house and be one less thing they have to address.
-Kitchen counters & cabinets. If your counters have often been used as a cutting board or are beat up, a simple redo will help a lot.....as will cleaning and painting your kitchen cabinets.
3. Do A Quick Exterior Rehab
-Power wash the house. Getting the grime off the house will make it look a lot newer. The same goes for decking.
-Do paint touchups. You don't need to do the whole outside, just the areas that have really seen better days.
4. Paid Ads/Posts on Facebook or Instagram
-Lots of good marketing freelancers are currently looking for new clients. Having one run a few ads on Facebook or Instagram is a pretty cost-effective way to market your house to buyers who may not see it otherwise. Budget at least $500 for this to pay the person and the ad spend on the platforms.
5. Great Photos/Virtual Tour
-360 Degree Cameras can be used to get a great interior view and feel, even if folks can't visit in person. OR a person may look at the 360 tours and want to come to visit. The cameras can be rented for cheap, or bought for a few hundred dollars.
