We are certainly living in interesting times. If you need to sell your house, there are more than a few ways you can help make sure your Boston home sells for the top dollar possible. Below are a few of them.
1. The Price Is Right
-No, you won't be playing Plinko. But you may be spinning a big wheel if you overpriced your home compared to related comparable houses in your area. The general rule is "the same type of house and sold in your area within the past 6 months." Make sure you're about 10% under what those went for. Why? You'll show up well in places like Zillow and MLS and very likely get a bunch of offers, driving the price back up, and selling quicker. Sounds backward, until like ZZ Top, you just got paid and you got a pocket full of change.
2. Light It Up.
-LED bulbs from places like Home Depot allow you to select the "color temperature" of your light, making your home brighter and less yellow. And they are cheap too. I bought some for about $12 for 4 and it made a big difference in our home. It will do the same for you.
3. Appliances
-Stainless Steel Appliances from Sears. A real estate investor with a TON of units thought me this trick. They make your kitchen look fresh and modern. They also come with a warranty, and delivery and installs are a cheap service.
4. Kitchen cabinets & counters
-The Rolling Stones may want to Paint It Black, but you don't have to. Go with a Whiter Shade of Pale, or a nice white color with quality paint.
-Also, consider refreshing your countertops and backsplashes. If your counters are like mine, they've been used as a cutting board more than once and need some love.
5. Refresh the exterior
-Make sure the lawn, yard, and shrubbery are trimmed and neat. Some folks may want to buy a zoo, but most don't. If your yard looks like a lost set of Jurrasic Park, you're in for a bad time.
-Powerwash the exterior. This will get off grime and make the house look much newer.
6. Pick an Agent That Know Online Marketing
-A savvy agent will know that much of the house-hunting process is now online. They will know how to photograph for those platforms and how to sell on Facebook and Instagram.
-Email lists are also very useful. They usually get folks that are investors and will give you a fair deal quickly. I'm personally on a couple of email lists and get things from that list before they hit the open market. That's a good place to be.
7. Hire Professional Cleaners
-Professionals will do a great job and pick up on things you've missed. It will cost a couple hundred dollars for the pro, but they are well worth it.
